How to make your property ‘photo ready’

Fail to prepare, prepare to fail. Here're a few things you can do to make your property easy on the lens.



Bedrooms are a key factor in selling a home, a tidy room equals a tidy mind. There is nothing worse than walking into a messy room, especially when viewing a house you are considering moving into even temporarily. Put yourself in the viewer’s shoes, could you imagine moving your life into a home after seeing it a mess? Make small adjustments, ensure all beds are made neatly that includes plumping up cushions where necessary and making sure the sheets are creased. Adding decorative pillows, or throws is a cheap solution to add character to any room.

Reception Rooms:

Ensure the property is clean throughout, this may sound like an obvious one but many people overlook very basic cleaning because they are focused on other details. Viewers pick up on cleanliness, do not skip it as it’s a huge factor. Our in-house cleaning team provide a thorough initial clean, so it is generally a good idea to get the photos taken close after this when the property looks its best. Soft furnishings make all the difference and can help a house feel like a home, which is essential in our line of work. We want our guests to feel like they are home away from home.


The photos need to reflect exactly what the guest will have on their arrivals, therefore if there is anything at the property that won’t be there when a guest stays, this needs to be removed for the photographs. To save disappointment and bad reviews! You want your photographs to represent the best of what you can offer, so tuck away any extension leads, cords and outlets… this tip can help make a room look neater.


Decorative accessories are such a nice personal touch, flowers, plants, fruit and table settings will all help to make your space look more inviting. Unique décor will help create atmosphere and help your listing stand out from the crowd.

Kitchen & Bathroom:

Clutter is a no-no when it comes to selling a kitchen and bathroom space. Ensure all surfaces are tidy and wiped down, there is a place for everything and everything is in its place. Remove any personal toiletries from being on display, one empty bottle of shampoo left on the side can make the whole room look messy. Ensure the toilet lids are down, toilet paper rolls are refilled and clean towels are displayed neatly.



The front garden (if you have one) is the first thing people will judge. Make sure bins are out of sight, and if this isn’t possible just make sure they look neat as possible e.g. no rubbish spilling out. You want to make sure both the front and back garden is tidy, any furniture that might be a nice perk for the guest to use make sure you display it. Before taking photographs of the property, ensure that all outstanding maintenance at the property has been completed. You can’t hide anything in a photo!
