Airbnb provides guests with a more personal experience when looking to stay somewhere compared to renting short-term accommodation or staying in hotels and hostels. This is because each property is unique and you can pick and choose the appropriate place to stay based on price, location, size and décor to suit. What makes a good Airbnb is dependent on individual style and tastes, however we think the consensus is that guests prefer for a ‘home from home’ experience! This doesn’t mean that it should be cluttered with belongings nor a completely blank canvas but beautifully fully furnished with homely accessories such as mirrors, art, rugs etc. as well as the necessary amenities such as a washing machine, free Wifi, cooking utensils etc. (a free parking space also helps!). At Air360 we do ask our landlords to ensure utensils and appliances are provided. However, we make sure that the perishables (tea, coffee, washing up liquid etc.) are always stocked up, so guests are guaranteed that they can arrive to a lovely cuppa! Cleanliness is also paramount. As we are part of a bigger family of hotels and restaurants (Quarter) we have our own cleaning team and make sure our Airbnb properties are cleaned to hotel standard between guests (this includes changing the linen). We are also lucky to have our own very lovely maintenance team that are happy to help should anything go awry.

First impressions are important so the photos on an Airbnb listing are a major influence on whether potential guests would like to stay at a place or not. At Air360 we think that the best Airbnb photos not only reflect the property accurately (so guests get what they are expecting) but are also HD quality, light in colour and capture the space and charm of the property.

The description needs to sell the property in a way that is appealing, friendly and ‘non-corporate’ as guests are choosing not to stay in a hotel (again to give the ‘home from home’ impression)! As well as writing an enticing description, at Air360 we make sure we clearly state what is being offered so guests have no reason to be unhappy once they have arrived, which helps to ensure a good review! Our aim is to make sure that every property has the highest occupancy rates possible for the time of year. Airbnb is all based on reviews (people are more likely to choose a 5* property over a 3*) we do our upmost to secure the best reviews for our landlords and their properties because higher star reviews = happy guests + increased bookings!
